Position Overview: We are seeking a skilled and dynamic Construction Project Manager to lead and oversee complex construction projects from inception through completion. The ideal candidate is a self-starter with a strong leadership presence, exceptional communication and problem-solving abilities, and a proactive approach to project management. This role requires strategic planning, effective negotiation, and hands-on oversight to ensure that each project is delivered successfully, on time, and within budget.
Key Responsibilities:
- Project Leadership & Planning:
- Set clear project goals and manage the daily operations of complex construction projects.
- Lead the preconstruction phase, including contractor pre-qualification, defining detailed scopes of work, negotiating contracts, and completing project buyouts.
- Contract & Risk Management:
- Draft and manage trade contracts, ensuring accurate project documentation, and compliance.
- Oversee contract administration tasks such as Requests for Information (RFIs), submittals, change management, contract closeout, and claims mitigation.
- Implement processes for verifying project insurance, licenses, taxes, bonding, and compliance with safety and health standards.
- Project Execution & Monitoring:
- Facilitate project meetings, establish agendas, and track project costs, cash flow, scheduling, and progress.
- Develop, assess, and update the Critical Path Method (CPM) schedule, advising on alternate strategies as necessary.
- Perform regular safety, quality, progress, and financial audits.
- Team Development & Mentorship:
- Create staffing plans and maximize staff utilization for cost-effectiveness.
- Mentor and train interns, construction coordinators, and assistant project managers to foster team growth and development.
- Stakeholder & Community Relations:
- Manage relationships with community stakeholders, subcontractors, and other trades, serving as a key resource to the project team.
Skills & Qualifications:
- Proven leadership ability with a self-starting, positive attitude and a willingness to grow into a senior leadership role.
- Strong organizational, negotiation, and communication skills.
- Excellent problem-solving and troubleshooting capabilities.
- Proficiency with MS Word, Excel, Outlook, and Project.
- Valid Driver’s License.
